Project Description
Despite the fact that the zoning in the area allows a maximum of 3,500 square feet, it was possible to deliver the gross floor area of 4,300 square feet by including all the non-living spaces in the attic. On the second floor, we included a large bathroom and multiple storage rooms.
Our scope included the following:
- Preliminary design and space planning
- Working drawings and coordination with clients and consultants
- Building permit procurement
- Tendering of construction contract
- Architectural control during construction and contract administration*
Once the building permit is issued, we help with the hiring of a general contractor and ensure that the architectural plans are being followed. Since the city inspector checks the construction site on a regular basis, it is essential that the work carried out strictly corresponds to permit drawings. Normally, about 50% of building projects do not pass such inspections. This results in remediation measures, which means an extra cost to the customer and delays in construction.
We needed a true expert to fulfill “mission impossible” - build a 4,300-square-foot house in an area that allows a maximum of 3,500 square feet! We couldn’t be happier that we did follow a recommendation and hired VArchitect to do the job from the very beginning to the very end. They have a division that specializes in large custom homes and they were able to embody our vision to perfection.
VArchitect achieved a unique combination of styles that truly made our house a special place. It’s modern-looking and yet includes some of our beloved traditional elements. The interior completely matches the exterior: a mixture of tradition and modernity that we were looking for. Every single space is an example of simple sophistication that makes the eye rejoice.
To top it all off, there is an amazing amount of storage upstairs. In the past, we’d had trouble finding a house that would have all that extra room we needed, and it was nearly impossible to get just enough. This home was our dream come true: everything got tucked away perfectly on the second floor. They even managed to fit in a beautiful large bathroom upstairs!
It was hard to part with this beauty, but when it came to selling it, we had no trouble at all. That generous storage space upstairs totally made the difference, not to mention the entire building’s style and distribution.
